Real asset manager ESR has purchased a 60-acre parcel in Talegaon, Pune, where it plans to build a major industrial and logistics complex valued at around ₹650 crore (US$73 million). The upcoming ESR Talegaon Industrial and Logistics Park will comprise six Grade A facilities with a combined development capacity of roughly 1.35 million sq. ft. The park is designed to serve a broad mix of sectors, including automotive, FMCG, e-commerce, third-party logistics, and advanced manufacturing.
The project marks a significant expansion of ESR’s presence in western India. The company already oversees about 480 acres of assets across key locations such as Nagpur, Ranjangaon, Chakan, Taloja, Bhiwandi, and Ahmedabad, making the Pune development an important addition to its regional network.
Talegaon’s connectivity is one of the park’s biggest advantages. The site sits close to NH-48, the Mumbai–Pune Expressway, and the new Talegaon–Chakan corridor, enabling easy access to Mumbai, Pune, JNPA, and major industrial clusters across Maharashtra. The region’s established manufacturing ecosystem, strong talent base, and long-term planning by the Maharashtra Industrial Development Corporation further strengthen the park’s appeal.
ESR said the new facility will be developed in line with the company’s ESG 2030 roadmap. Plans include energy-efficient and water-saving systems, renewable power integration, digital park-management tools, and amenities aimed at improving workplace comfort and productivity. All ESR parks in India currently hold Gold or Platinum pre-certification from the Indian Green Building Council, a benchmark the Pune project will also follow.
