BuildSpace has announced the development of Sahakar Logistics Park, a ₹265-crore warehousing project spanning 42 acres in Bhiwandi, Maharashtra, with operations targeted for March 2027. The project will provide 1.3 million square feet of leasable space for third-party logistics, e-commerce and quick-commerce businesses.

The Navi Mumbai-based company announced the project on 3 November under an exclusive mandate from Sahakar Group covering development management, engineering, procurement and construction (EPC), marketing and leasing. BuildSpace said financial closure had been achieved, with Sahakar Global Limited contributing ₹100 crore in equity.

When will the park accommodate occupiers?

BuildSpace expects the project to begin accommodating occupiers in December 2026, ahead of the scheduled operational commencement in March 2027.

Construction is underway, with pre-engineered building erection progressing on the first warehouse and the second building at the plinth stage.

Sahakar Group, which awarded the mandate, has interests in toll collection, sand mining and real estate. The group is promoted by Kishore Agrawal, with Pranay Agrawal serving as director. Sahakar Logistics Park is being executed through BuildSpace’s BuildVALUE business.

What warehouse configurations are planned?

The master plan comprises five warehouses and supporting facilities, including administrative buildings, a gatehouse, driver rest areas and utilities. Occupier configurations range from approximately 30,000 sq ft to 700,000 sq ft, allowing space to be adapted to individual operating requirements.

BuildSpace’s project specifications identify a clear height of 12 metres and floor load-bearing capacity of five tonnes per square metre. Other specifications include insulated roofing, a 1.2-metre plinth height and ventilation designed for six air changes per hour.

The company also lists 1,500 kilovolt-amperes of power infrastructure and fire-protection systems designed to meet FM Global requirements. These are published project specifications, rather than independently verified operating performance.

The park is targeting an Indian Green Building Council Platinum rating. Planned environmental measures include roofing prepared for solar installations and recycled-water systems; the rating remains a certification target.

How does the location support freight movement?

The site has highway frontage and heavy-vehicle access to the Samruddhi Mahamarg and the Pune, Nashik and Agra corridors, according to BuildSpace. Its location provides access to the Mumbai consumption market and Bhiwandi’s established logistics workforce and service providers.

Jawaharlal Nehru Port Authority is approximately 85 km away. The company also identifies Chhatrapati Shivaji Maharaj International Airport and Navi Mumbai International Airport as regional air-cargo connections.

What is the market context for the project?

Separate research from Vestian recorded approximately 5 million sq ft of warehousing absorption in Mumbai during the second quarter of 2026. Bhiwandi accounted for nearly 69% of the city’s absorption in that assessment.

Across India’s seven principal markets, first-half absorption reached approximately 22 million sq ft. Third-party logistics companies led second-quarter activity, accounting for 41%, followed by consumer goods and services and engineering and manufacturing.

These findings provide context for the occupier categories targeted by Sahakar Logistics Park. They describe wider market activity and do not indicate leasing commitments at the project itself.

How does Sahakar fit BuildSpace’s business model?

BuildSpace operates through three businesses addressing industrial development, landowner partnerships and investment participation. Its BuildVALUE model develops land into industrial and logistics assets while allowing landowners to retain ownership.

The platform reports more than 3 million sq ft in its development pipeline and over 165 acres under mandate. Its services extend from land assessment and master planning through construction, leasing and asset management, placing Sahakar within a broader development-management portfolio.
